Services
Risers and stacks, replaced in occupied buildings
Each service is a line in the proposal, so a board can approve the ones it needs now and schedule the rest.
Domestic water risers
Cold and hot supply lines replaced floor to floor, with a new shutoff valve for every unit.
Line by line, inside a posted window
Branches reconnected and tested at each unit
Drain and waste stacks
Cast iron and galvanized stacks replaced from the basement to the roof vent.
Camera scope before the proposal
Cleanouts added where the old stack had none
Hot-water return lines
Recirculation lines replaced with the supply, insulated and rebalanced.
Tied back to the building's existing pump
Insulation on every run we open
Unit shutoffs and branch lines
A valve that works lets one unit be repaired without closing a line.
Isolation valves at each unit's connection
Labeled so the next plumber knows
Pressure tests and diagrams
Every line is pressure tested before the walls are closed, and the riser diagram is marked up as built.
Test results go in the closeout binder
The diagram is filed with the building's records
Night and weekend work
Lobby, retail and common-area lines are worked when the building is quiet.
Scheduled in the proposal, not added later
Night crews report to the same project manager
Walls
Opened where the pipe is, closed to the finish you agreed
The proposal names the wall finish for every unit: primed drywall, tile left to the owner, or a patch matched by a painter the manager already uses.
Opening a wall behind a vanity is not the same as opening a kitchen chase. We photograph each opening before we cut, and the photos are in the daily log.
What the proposal says
Wall finish named in the proposal, by unit type
Photos before and after each opening
Tile, paint and wallpaper left to the owner unless the proposal says otherwise

Limits
Work we hand to others
A riser job crosses other trades' lines. We coordinate with them and do not do their work.
Fire sprinkler risers and gas piping are separate licenses. Boiler and chiller work belongs to a heating contractor. When a riser closet holds one of these, we mark it in the survey and arrange the shutdown with the firm that holds it.

Which lines does your building need?
The survey sorts the lines into replace now, watch and leave alone.
